Denver Real Estate Weekly: Rates, Jobs and Ballot Measures

At Buildings & Residences of Denver, we put together a quick look at the numbers that matter for Denver buyers, sellers and owners each week. Here’s where things stand as of Wednesday, November 4, 2026.

This week at a glance (updated November 4, 2026)

• Mortgage rates barely moved. Mortgage News Daily’s 30-year fixed index was 7.30% on Tuesday, November 3, up just 0.03%. Freddie Mac’s weekly average is 7.24%, with a new reading Thursday, November 5.

• The job market is holding steady. The Bureau of Labor Statistics reported 7.5 million job openings in September, and quits rose to 3.4 million.

• Election results aren’t official yet. Results for Colorado’s Proposition NN and Denver’s ballot measures, including DPS 4A, hadn’t been certified as of Wednesday morning. We’ll share what the final results mean for property owners once they’re certified.

What’s happening with the economy?

• Jobs: 7.5 million openings in September, which BLS called “little changed,” with 5.4 million hires and 3.4 million quits. (BLS)

• The Fed: held its benchmark rate at 3.75% to 4.00% on October 28. (Federal Reserve)

• 10-year Treasury: closed at 4.905% on November 2. Mortgage rates tend to follow this yield. (Mortgage News Daily)

• Coming up: Freddie Mac’s weekly rate on Thursday, November 5, and the October jobs report on Friday, November 6. (BLS)

How is the Denver housing market doing?

The latest Denver Metro Association of Realtors report (September data) showed 13,567 active listings and 4.76 months of inventory. More listings mean buyers have more to choose from. October’s numbers haven’t been released yet. (DMAR)

What do the 2026 ballot measures mean for Denver property owners?

Results are still unofficial, but two measures are worth watching:

• Proposition NN (statewide): raises the state’s TABOR revenue cap so more money goes to K-12 schools instead of taxpayer refunds. Chalkbeat cites estimates of up to $4.6 billion over 10 years, about $500 million in the first year. (Chalkbeat)

• DPS 4A (Denver): a property tax increase that would raise $44 million, with no end date. Chalkbeat puts it at $11.50 per $100,000 of home value, or about $72 a year on a $624,800 home, Denver’s median. (Chalkbeat)

Check the Denver Elections Division or the Colorado Secretary of State for official results.

What does this mean for Denver buyers, sellers and owners?

• Buyers: Rates are hugging the low 7s, and a 0.03% move isn’t a reason to change plans. Thursday’s Freddie Mac number and Friday’s jobs report are the ones to watch, so stay close to your lender on lock timing.

• Sellers: A steady job market supports buyer demand. With nearly 5 months of inventory, pricing right from day one still matters most.

• Owners and investors: If DPS 4A is confirmed, plan for about $11.50 per $100,000 of value a year in a Denver property’s carrying costs. Wait for official results before re-running your numbers.
